Description
The site is rectangular in shape and is broadly flat and level. It has a prominent frontage to Talbot Road and a very visible rear boundary with the metro link at the back. There is currently a single access point off Talbot Road.
There was previously a building on the site which was occupied by The Deaf School. This was demolished just over 10 years ago.
There is a disused Railway tunnel running diagonally under the site. This is known as “Throstles Nest Tunnel”. The freehold is held by the Secretary of State for Transport. From our enquiries made with the Historical Railways Estate we understand Transport for Greater Manchester are in the process of acquiring this interest and their plan is to infill the tunnel completely rather than open it up for future transport needs
